                                    BROKER PARTICIPATION PROGRAM

 RE: Real Estate property to be sold on Saturday, April 8,2006 at 1:00 pm in Mecklenburg County, VA which consists of approximately 92.7 +/- acres.

FOSTER’S AUCTIONEERS & REAL ESTATE, INC. will pay a referral fee in the amount of two percent(2%) of the final high bid price received to any actively licensed Real Estate broker, whose registered client buys the above mentioned property. The buyer must close on the property and take title.

The registration must be received by mail, hand delivery or fax to FOSTER’S AUCTIONEERS & REAL ESTATE, INC. PO  Box 529 Henderson NC 27536, Fax # 252-438-4583 and received by

Thursday, April 6,2006 by 5:00 pm with attached Broker Client Form.

 The broker must accompany the client to the auction event and co-register with the client on auction day. Must sign off on the purchase contract as buyer’s agent and attend the closing with the buyer.

A referral fee will not be paid on any client who has contacted us directly or received mail from us about the auction prior to our receiving a registration form. No fee will be paid until FOSTER’S AUCTIONEERS & REAL ESTATE, INC. has received the commission it is due on the transaction. Agents acting as principles on or behalf of family members, other licensed real estate agents or who represent prospects who have had prior contact to the auction company or seller are not eligible. No fees will paid to any broker or sales person that purchases property for their own account directly or indirectly. Only one registered bidder per agent per auction.

It is the responsibility of the referring agent to inform their client that FOSTER’S AUCTIONEERS & REAL ESTATE, INC. is representing the sellers only.
